Cancellations and Refunds

Bookings are confirmed on the understanding that the accommodation will be available for the dates specified. If, due to circumstances beyond our control this is not possible, we will make a prompt and full refund of all money paid and there will be no further claim against us.

In the event of a booking being cancelled or altered by reason of force majeure (which includes floods, storms, riots, strikes, wars and acts of god) or other events outside our control, we cannot accept liability.

If the Guest(s) or any other person in the Guest’s party falls ill whilst on holiday, or has any reason to leave the property early, we cannot be responsible for any additional costs incurred, nor any part of the rental charge returned.

Payment schedule

25% due at the time of booking
25% due 60 days before the booking start date
The remaining balance is due 30 days before the booking start date.

Cancellation policy

In the event of cancellation by the Guest(s), the following applies:

If cancelled 60 days or more before the booking start date, 100% of paid prepayments will be refunded.
If cancelled between 59 and 30 days before the booking start date, 50% of paid prepayments will be refunded.
If cancelled between 29 days and the booking start date, no refund will be made.

We advise all guests to take out travel insurance, including personal liability cover.

Complaints and Dispute Resolution

Any complaint regarding the condition of the property or the property description must be made to the owner within three days of arrival. Any other complaints must be submitted in writing as soon as possible. In the event of a persistent disagreement, the parties undertake to seek an amicable solution, possibly through intermediaries appointed by mutual agreement.
